What makes this different

A townhome that doesn't ask you to give anything up.

01

2,244 square feet

That's house-sized. Most townhomes ask you to trade square footage for location. This one doesn't.

02

A bath for every bedroom

Three full baths plus a powder room. Nobody negotiates a morning schedule, and guests get a door that closes.

03

You own the land

Fee-simple ownership, not a condo interest. Your name is on the lot, and the walls above and below you are your own.

04

A bedroom on the ground floor

With its own bath and walk-in closet. Guests, a parent, a roommate, or an office that isn't a corner of the family room.

The exterior

Charcoal, stucco, and brick, changing at every party wall.

Where two homes meet, the material switches and the roofline steps. From the street you read twenty-eight separate front doors instead of one long building.

The plan

One plan. Built twenty-eight times, properly.

Rather than spreading four half-good layouts across the site, every home at BCS is the same plan: refined, mirrored at the party wall, and finished to one standard.

The neighborhood

Off Texas State Highway 40.

This is the part of College Station still being built. It has spent the last decade filling in around William D. Fitch. Groceries, coffee, restaurants, and highway access all sit inside a short radius, and the neighborhood page maps exactly what.

Phase One · November 2026

Come see them in November.

The waitlist is simply how we keep people posted. Pricing, plans, and the release date go out to it first, and it's how we book walkthroughs once Phase One opens. Everyone is welcome to come look. Joining is free, takes a minute, and commits you to nothing.

The homes

One plan, three floors, a bath for every bedroom.

The Plan

Three levels, and each one has a job. Cars and a guest suite on the ground floor, everything social in the middle, and all the sleeping up top, laundry included, so you're not hauling baskets down three flights.

Interior finishes

What's inside every home.

The standard finish schedule. What comes in the home without adding a line to the price.

Standard in every home

Luxury vinyl plank

Waterproof rigid core with an attached foam pad, run through every room on all three levels except the baths. Not an upgrade, not a decision. It's just the floor.

Everything else

A note on availability. Finishes are selected for their look and durability, not for a particular manufacturer. Products and materials shown here may be substituted with items of comparable quality, colour, and appearance depending on what is available at the time your home is built.

Swatches show colour and material direction only. They are not product photography. [Placeholder selections, confirm with the builder. Optional upgrade packages to be added in a later pass.]

Around the corner

William D. Fitch has gone from a two-lane road to the spine of south College Station in about a decade. Groceries, restaurants, and medical all landed within a few minutes of the site, and Highway 6 puts the rest of Bryan-College Station inside a short drive.

FAQ

Questions people actually ask.

How much are they?

Pricing is released with Phase One at the end of November 2026. [Price band, add as soon as you're comfortable publishing it. This is the #1 drop-off question.] People on the interest list get it first.

Where's the laundry?

On the third floor with the bedrooms, in its own utility room, not in the garage and not three flights down.

What's the HOA, and what does it cover?

[Monthly amount + exactly what's included: lawn, exterior, insurance, trash, common area.]

Do I own the land?

Yes, these are fee-simple townhomes, not condominium interests. [Confirm with title before publishing.]

How many parking spaces?

Every home has an attached two-car garage on the ground level. [Confirm car count + guest parking on site.]

Are pets allowed?

[Pet policy: any weight or breed limits, per HOA docs.]

Can I rent it out?

[Lease restrictions: minimum term, short-term rental policy. Investors will ask this first.]

What's the deposit?

[Reservation deposit, contract deposit, refundability window.]

When can I pick finishes?

[Selection window and cutoff relative to construction stage.]

What warranty comes with it?

[1-2-10 or builder-specific terms.]

Do I have to use your lender?

[Preferred lender + any incentive, and confirm buyers may use their own.]

Is there an elevator, or is it all stairs?

The home is three levels and stairs are the standard circulation. Worth knowing: there's a full bedroom and bath on the ground floor, so a single-level routine is possible without going up at all. [Confirm whether an elevator or shaft is available as an option.]

Does joining the waitlist commit me to anything?

No. It's free, non-binding, and there's no deposit. It sets your position in line for Phase One and gets you pricing before it's public.
